APPLICATION RULES
AND
TENANCY APPROVAL REQUIREMENTS
1) Each applicant must visit the inside of the property prior to submitting an application. Applications are only given to the applicant during or after the showing of the property. Applications are not given out or accepted prior to the property being advertised or prior to a showing.
2) Each person 18 years of age or older must fill out an application. The application must be filled out in full. Co-Signers are not accepted. A credit report will be run on each applicant whether they are employed or not. Paragon must run the credit. Paragon does not accept credit reports provided by the applicant. Applicants must have a FICO credit score exceeding 720. Any applicant receiving a governmental rental subsidy has the option to opt out of having their credit run, but is required to provide documented evidence of their ability to pay the rent in full and in advance on the 1st day of each month.
3) There is a $30 application fee. An application will not be processed unless the application fee has been paid. A copy of a valid/current form of photo identification (e.g., driver’s license; passport) must be provided with the application.
4) The gross combined monthly income for the entire household must be at least three (3) times the monthly rent for the property. Applicant must provide Paragon with proof of income for the past three months (e.g., paystubs). Self-employed persons must provide their personal tax return (including Form 1040, Form 540, and Schedule C) filed for the previous calendar year (e.g., Paragon needs their 2025 return if applying in 2026), business tax return for the previous calendar year, and three months of their most recent bank statements
5) Applicant must provide the email address for an individual approved to confirm employment (i.e., someone in the HR Department).
6) An application will not be approved if the applicant has an eviction or bankruptcy.
7) An application will not be approved if there are any negative landlord (current or past) references.
8) Upon approval of an application, a rental agreement must be signed within one business day. The security deposit must be paid at the rental agreement signing via certified funds (e.g., Zelle; cashier’s check; money order). No personal checks. The rent for the first month must be paid by certified funds prior to receiving the keys for move-in.
9) Paragon reserves the right to rescind the approval to rent and will move onto another applicant if the rental agreement is not signed and the security deposit is not paid in the above-noted time frame in Par. 8.
10) Paragon reserves the right to reject an application if the preceding application rules are not followed or if the tenancy approval requirements are not met.
